You may be entitled to a loan from Homes for Haringey. However government regulations require us to charge a relatively high rate of interest for a loan, so this should not be your first choice.

You will also have to pay the administration costs of providing the loan. This includes a set-up charge and a small annual fee.

Mandatory loan

As a leaseholder you have the right to a council loan for the first 10 years of your lease. The loan is secured on the property, like a mortgage.

You can only get a loan for the major works part of your service charge and you have to pay the first £2,330 of your total service charges for the year before you are entitled to a loan. The minimum loan available is £780 and the maximum loan is £30,950.

Discretionary loan

If you are unable to obtain a loan from a bank or building society, we may be able to give you a council loan. This must be means tested. We will generally refer you to the Citizens Advice Bureau for them to fully assess your financial status. They will also advise you whether you may be entitled to receive any benefits from the Department for Work and Pensions.

You will have to provide us with evidence that you cannot pay by any other means. We will need proof that you are up to date with your mortgage repayments (if applicable) and that there is sufficient equity in your property to cover the amount of the loan.
